Our Fees and Services

All of our services include; marketing, referencing tenants, taking inventories, tenant check in / out, transfer of utilities, organising safety checks and holding deposits. All fees are subject to VAT at the current rate.

Letting only service

• 5 % of the gross rent for the period of the agreed tenancy term (6 months) payable at the commencement of the tenancy and any subsequent renewal / re let.
• Renewal or extensions to the same tenant and no additional fee for re marketing.

Tenant Find and Rent Collect

• Letting and Rent collection service (Part management) - PLUS Collection, administration and dispersment of monthly rent.
• 7.5% of the gross rent for the period of the agreed tenancy term.
• Payable monthly from rental collected.
• Renewal of tenancy or Extensions to the same tenant.
• Fees as above for the period of the extended term.

Full management service

PLUS Instruction of contractors as necessary through direct contact with tenant.

• 10% of the gross rent for the period of the agreed tenancy term payable monthly from rental collected.
• Renewal of tenancy or Extensions to the same tenant. Fees as above for the period of the extended term.

A free company “To Let” board will automatically be erected at the property once instructions to let have been received. This will be replaced with a "Let by" board when the property has been let (Subject to the Town and Country Planning (control of Advertisements) Regulations 1992).

Additional Charges payable to the Agent

• Initial set up fee to cover administration, TDSRA subscription and inventory costs start at £100 plus VAT.
• For properties that are only available for 6 months (e.g. Winter lets) an administration fee of £100.00 is payable to the agent.
• If a tenant is found for the property and suitable references have been obtained under the Landlord's instructions and the landlord does not proceed with the letting for whatsoever reason, a minimum fee of £75.00 is payable to the agent for works undertaken.
