When deciding whether to rent your
property there are a number questions you will need to ask:
- Are there any restrictions
or additional fees from your mortgage provider , insurance
company, management company or leaseholder?
- Are you / will you be living
in the UK when receiving rental income? If not you will
need to complete an NRL1 form to avoid tax.
- Consider the costs of ensuring
your property meets the legal requirements for renting.
Once you have decided to go ahead
you will need to get your property ready to let, we will
be happy to point out any areas which might need particular
attention before a tenant moves in. Other than ensuring
all relevant safety regulations are fulfilled any property
should make a visual impact when prospective tenants come
to view, it should be clean and tidy with all appliances
in good working order.
- Decor should be kept simple
and modern using conservative colours.
- Make sure the garden and outside
is looking at its best. A lawnmower and other
tools to maintain the outside should also be left.
- There is currently little
/ no rent difference between furnished or unfurnished
properties.
The majority of tenants have their
own furniture which not only reduces the landlords
liability but also gives the property a more homely feel
encouraging tenants to look after the property better.
- Any appliances supplied must
be in good working order with manufacturers operating
instructions included. During vacant periods fridge
doors should be left open to prevent mould growth. Regular
service contracts for appliances can also help to avoid
unnecessary costs in the future, this is especially
recommended for central heating systems.
